I assist clients in navigating the complexities of environmental regulation of contaminated property and business operations.  I strive to develop the most effective approach to minimizing the impact to a client when they are complying with applicable regulations or responding to enforcement actions.  I also assist clients in finding other responsible parties or insurers who will take on or share in the cost of compliance.  In particular, I have represented clients for more than 12 years in matters involving the Lower Duwamish Superfund site in terms of the remediation process, source control, cost recovery, and natural resource damage assessments.  In addition to my experience and technical skills, I bring a no-nonsense style that leads to strong working relationships not only with my clients, but with regulators and other parties as well.  While litigation may be required at times, working collaboratively with regulators and other parties - to the greatest extent possible - usually yields the most cost-effective results.

Real Estate and Land Use

My real estate and land use practice is a natural fit with my environmental law practice.  I assist clients in managing environmental liability as buyers, sellers, or developers of property by undertaking appropriate due diligence activities and negotiating protective contract terms.  I also assist clients in all aspects of complex (and not-so-complex) real estate transactions and property development, even where the environmental condition of the property is not the central issue.  I help clients take a development project from planning, permitting, and acquisition through construction and operation.
